No one wants to reveal battered and damaged tiles that they wished were still painted.   Luck would have it the majority of the tiles in this floor where okay.   Some had suffered badly through years of moisture and efflorescence damage, which had obviously been made worse by having the unbreathable surface or paint.


After removing the paint and deep cleaning the tiles beneath, we resealed with a premium breathable sealer with a slight sheen.


Below you&rsquo;ll see the transition from floor paint through stripped tiles to sealed tiles.

But you&rsquo;d be incorrect.   This white bloom is actually the result of someone attempting to restore the floor and not neutralising the detergent they were using before they applied their cheap wooden floor varnish.   Not only was this a completely inappropriate tile finish, but by failing to neutralise the detergent, the varnish was slowly being reduced to a powder by the cleaning product.


Once the amateur varnish was removed, the floor was left to breath for a number of weeks before being treated to a professional sealer.   The photo below shows the sealer mid-drying stage.

Firstly the hallway was initially over-tiled with ceramic tiles and as a result the old cement adhesive needed to be removed from the original tiles.   Then there was a set of radiator pipes cut through the width of the floor.


The kitchen had a series of old damp sections that had re-calcified efflorescence within the tile body and naturally a lot of deep oil staining which is quite common on these old floors.

It&rsquo;s not very often you see floors as nice as this, or in as good a condition.   Admittedly there were a few loose tiles dotted here and there, but on the whole a great floor in a really nice home.


As you can the subtle sheen finish enhances the colour without being too shiny.

All many of contaminants present of the floor: paint, varnish, cement residue, dust etc.

Everything from floor paint, to varnish and trapped dirt.   Household cleaning would never had touched these.   Then there was the mess the carpet fitters had made, not only did they drill the carpet grippers down but also lathered the grippers with Evostik adhesive which was drawn deep into the porous tile body.   Unfortunately not all of those stains could be removed.


We would also like to thank the owners of this floor, as they are two of the nicest people we&rsquo;re ever likely to meet.

They&rsquo;ll also probably have a set budget to work with. 


So we&rsquo;ve come up with a new tiered system that gives the customer a choice of options for their floor.   They&rsquo;re designed to be as transparent and as easy to follow as possible, and allow our customers greater flexibility with their budget.

Located in one of the more salubrious areas of the park in Nottingham; it really is a gem.   How often do you find a floor with as many encaustic tiles as this?   Very few to be honest and considering the floors excellent condition, it is all the more rare.


The finish is a subtle sheen that gently enhances the overall colour and reduces cleaning time by providing a hard wearing coating on top of the tiles.

Once we removed the old concrete and strips of angle bead used to strengthen the concrete, we neatly cut back the existing mortar bed and prepared the area for refilling with a highly flexible self levelling compound.   As you&rsquo;ll see from the photos the floor looks much improved, even though the &lsquo;after&rsquo; photos show the cleaned floor in between coats of sealer, the finished article was a much more consistent finish.

The floor had basically been sealed numerous times with different types of floor varnish, with a sandwich of dirt between each layer of dirt.   But with wear the varnish had become scratched and worn and allowed dirt to penetrate the surface.


Not the easiest of jobs removing layer upon layer of varnish and polish; we would much rather tackle dirt any day!


But as you can see the results are really nice with the colours taking on a nice natural sheen.

So from now only all our customers will get a free sample of our cleaning product with which to wet mop their floors.   The product supplied is highly concentrated so it is great value as it goes a really long way with dilution rates of 100:1.  


Combine that with really effective cleaning and a fresh fragrance for natural lemon oils and you&rsquo;ve got a great little free sample, one that we know works well with the floors that we clean.   We&rsquo;ve also had child-proof caps put onto the bottles to reduce the risks of child tampering.

In the case of Victorian tiled floors you&rsquo;ll find that there was never a real grout, more the use of a cement slurry or the actual mortar material was used. 


This will over time will have worn and fallen out, only to be replaced by dirt and debris trampled in from outside or from elsewhere within the house.   So the dirty grey lines between the tiles that you associate with being grout often isn&rsquo;t grout at all, just compacted dirt.   Ironically it is often this compacted dirt that holds some tiles into the floor.


Naturally when we come along and deep clean your floor, chances are that this dirt will be removed and leave your with beautifully clean although empty grout joints.   This is why we always recommend that your floor is re-grouted to fill the joints back up, and prevent more dirt from filing those nice clean open joints.   Unfortunately many customers tend not see the importance of a re-grout and as a result choose not to pay for the service, even though it completes the floors protection and makes for a better looking floor overall.


We use an excellent highly flexible grout made by Mapei, which we have found to be by far the best material for grouting these floors.   As I mentioned the grout is flexible and allows slight movement in the floor before the grout cracks and has a product called &lsquo;bio-block&rsquo; which effectively resists mould organisms etc.

The project included replacing damaged tiles and reaffixing loose original tiles and finally sealing and coating the whole floor.   The floor had badly ingrained dirt and grime; even though the current owner cleaned the floor on a regular basis using normal household products.


A few hours of hard work and quality products soon removed dirt and left a surface ready for sealing.

After we stripped off the cement dust and ground in dirt that no amount of normal cleaner would ever touch.   We sealed the floor with our own range of colour enhancing sealers plus a satin sheen finish.   The after photos show the floor still drying, so there will be some high points yet to dry off.

We have found that these use a cheap topical coating as its sole stain protection.   A coating that will wear down with foot traffic and with some stronger cleaning products, allowing dirt, water and stains back into the tile body.   It takes us literally seconds to remove these products when cleaning.


So what do we do different?


Once we have stripped out as much dirt and staining as physically possible, we use a unique sealer that has a lifespan of up to 15 years.   With numerous passes to ensure the tile is fully sealed and protected, the extra small molecules of the sealer penetrate deep into the tile body.   Then for extra protection and easier cleaning we use one of our unique coatings in any of the following finishes: satin, high gloss and wet look.   All of these finishes improve the look of the tiles.


Naturally any finish coating will wear down at different rates dependant on traffic, but we are confident that our coating last longer than others. We&rsquo;ve literally finished this floor this afternoon.   First impression of the original floor were a little misleading. 


The previous owners had taken it upon themselves to coat the floor in a horrible floor varnish, probably Wickes floor varnish for wood.   Naturally this had discoloured badly and been dragged into the pores of the tile body which over time has become pretty porous.


After we removed what was left of the varnish from hell, we then deep cleaned the tiles to remove as much dirt and staining as humanly possible.   The floor was finished with a nice satin sheen.

This helps us greatly when trying to match new to original tiles.   We always try to get the best colour match and naturally we allow you the customer to see our choices before we fix any replacements.

There are a few considerations to take into account, as it&rsquo;s not as simple as quickly applying a coat of flash or even worse cilit bang and leaving to dry.   Far from it!


Firstly you need to look at the condition of the tiles and grout.   Are they damaged, chipped, cracked or de-bonded completely from the original adhesive bed?   Is the floor laid on a cement or lime mortar; you don&rsquo;t want efflorescence bloom to deal with.   What kind of contaminants are you going to deal with?   Old waxes, oils, boot marks, cementitious grout smears, efflorescence are all common problems that you&rsquo;ll need to understand and tackle before your floor is thoroughly cleaned.


You also need to consider the finish or sealer that you are wanting to apply.   Have the tiles become porous with age?   Do you need a topical coating to enhance the look of the floor?   Is they a greater need for stain resistance?


Our advice would be to always contact a professional to conduct the cleaning and restoration of your Victorian flooring, after all it&rsquo;s likely to be worth &pound;1000&rsquo;s so why take chances? We often use a prop to demonstrate how clean we can get the customers tiles, or if possible a decent sized test square.   The sample below had already been cleaned with general household cleaners prior to us using our specialist cleaners and was originally designed as a speed test, to compare our products against current brand leaders; cleaning took less than a minute to complete then left to dry.   Nothing we&rsquo;ve come across does the job quite like in the demo below in such a short time with no dwell time for the solvents.


Here&rsquo;s a closer look.   You can see the ingrained dirt on the left hand side, has been cleaned really quite thoroughly for such a quick test on the right.   But please note that on an actual job we do carry out far deeper cleans, using a multiple pass system to tackle many different types of dirt, stain and debris.

What was immediately apparent was the tiles had raised into a hump in the centre of the floor.   This is always a cause for concern as it&rsquo;s far more than a simple case of tile de-bonding, here we have an adhesive bed that has separated from the original concrete base.


Obvious causes for this shift would the lack of movement joints between different substrates and year of moisture absorption and resultant expansion / contraction over time.


It is hard to see on the photo below but when the tiles and adhesive bed was removed there was almost 60mm to make up before the tiles could be re-laid.


Ironically this floor had been restored in the past; not by the current owners might I add.   But it was completely bodged with bathroom wall tile adhesive, plumbers mait and old silicone; what fun we had removing that from tiles over a 100 years old.


 


Once removed all the tiles needed to be graded and as much grout and mortar removed to allow the tiles to be refitted.   This is one of the most time consuming tasks as it requires a huge amount of dedication, labour and time to remove the mortar without damaging the ageing tiles; but worth it.

After seeing recent samples and experiencing first hand how good the customer service over at Jackfield Tile Museum was, I can now say they are our only choice for quality geometric and encaustic tiles when doing our floor restoration work.   Naturally there is a longer lead time on the tiles, but they are made in a very traditional way; with many being hand made.
